WHY STAY HERE?

Our condo is PRIVATELY OWNED AND MANAGED. You are working directly with the homeowner, not a rental company. We take great pride and care in our condo and ensure it is sparkling clean prior to your arrival. Should you have questions or concerns during your stay, we are here to assist as we reside nearby.

WE PROVIDE ALL LINENS, INCLUDING BEDDING, BATH, KITCHEN AND BEACH TOWELS FREE!

All linens are laundered and sanitized between guests and all beds are made upon your arrival. This ensures you have a clean and comfortable stay. Quilts, blankets, and pillows provided. You may need to launder linens (washer & dryer in unit) depending on the length of your stay. There is no need to bring or rent linens like many other rentals in the area.

We provide dish, dishwasher, hand and a travel size laundry soap as well as trash bags. We also provide a starter roll of toilet paper, paper towels. Guest provides toiletries and ongoing supply of paper products. This ensures you have the essentials upon arrival. These are also items not commonly provided by other rentals in the area.

We ensure our condo is cleaned and sanitized before your arrival! As homeowners, we a personally involved in the cleaning and sanitization of our condo between guests. This ensures nothing is missed in the cleaning process, while most other rentals rely on only on a third party cleaner.

Perfectly Located! The Villages of Five Points has everything you need. It is located in Lewes, just 2 miles north of the Rehoboth/Lewes border and provides quick access to both beach towns.

Primary Bedroom: King Bed with private bathroom that offers granite countertops, comfort height toilet and shower.

Second Bedroom: 2 Twins with semi-private bathroom. Twins can be moved together to make a combined King. Guest must request this setup in advance. There is a door from the bedroom and hallway. The attached bathroom offers a full size tub/shower , comfort height toilet and quartz countertop.

Full Kitchen with microwave, full size refrigerator, range with oven, dishwasher, and granite countertops. Appliances such as toaster, blender and toaster oven provided.

Living room has a couch and two La-Z-Boy recliners.

Bring your bike and bike into town and to Cape Henlopen State Park, which will take you the entire way from Lewes to Rehoboth Beach.

Many activities nearby including Tanger Outlets, Movie Theater, Go Carts, Water Park, Mini-Golf, Gym . Restaurants within a 1-2 minute walk include: Fish On, Arena's, Ocean Grill, & China Garden. There are many other restaurants, within a short 5 to 10 minute walk, or short drive.

**********DOGS**********
1 Small dog considered on case by case basis for an additional fee. Dog MUST BE CRATED when left alone. NO EXCEPTIONS.

The dog fee is $20 per night to cover our increased cleaning costs.

Please note that we are in a condo building with attached neighbors. Your dog must not disturb others. If your dog is an excessive barker, we aren't a good fit for your situation as the dog will be required to be removed from the condo.

**********FEES ,PAYMENT, RENTAL AGREEMENT, DAMAGE DEPOSIT & CANCELLATION POLICY**********

RENTAL AGREEMENT: A Rental Agreement, including liability and hold harmless, along with a valid government Photo ID is required within 24 hours to confirm booking to avoid cancellation. We communicate with our guests as part of the Rental Agreement process.

***IMPORTANT*** - DELAWARE HAS PASSED A TAX ON SHORT TERM RENTALS EFFECTIVE 1/1/2025. WE ARE WAITING ADDITIONAL DETAILS FROM THE STATE OF DELAWARE. ANY RESERVATIONS AFTER 1/1/2025 MAY HAVE A TAX INCLUDED THAT IS NOT REFLECTED IN THE PRICING LISTED TODAY. THE TAX IS ESTIMATED TO BE 4.5% STATE AND 3% COUNTY.

PAYMENTS: We manage our own payments through our reservation software.

PAYMENT OPTIONS: We accept Visa, Mastercard, Amex and Discover. When using a credit card, a 3.2% Credit Care Fee is added and reflects in Host Fees listed. The card holder name must be the same as the person making the reservation.

We also accept payment by Personal Check and Zelle. The credit card fee is waived when paying with these options. In addition to waiving the credit card fee with these options, we also offer an additional 1% discount on the Rental Rate, for a total savings of about 4%.

Note: Personal Checks are only accepted if there is enough time between your booking and stay.

CLEANING & DAMAGE INSPECTION FEE: A $115.00 Non-Refundable Cleaning & Damage Inspection Fee applies. This fee is reduced to $70 from October 15 - April 30 for stays 3 days or less. Fee will be adjusted at time of booking and may not reflect in pricing quote.

Guests are required to keep the unit Spot Cleaned as needed throughout your stay. Guest is required to clean dishes & discard trash upon checkout. We take care of stripping the beds and cleaning linens. The cleaning fee does not cover excessive cleaning or bodily fluids. Additional fees will apply as needed.

REFUNDABLE DAMAGE & RENTAL DEPOSIT: $500 per week. This may be reduced for shorter stays. We do not offer "damage waivers" by charging a fee you can't get back. We'd rather offer a fully refundable security deposit.

CANCELLATION POLICY: The default cancellation policy is 60 days. However, we manually adjust this for reservations in our off season which is October 15 - April 30. This adjustment will be made on your Rental Agreement.

**********THE BORING BUT IMPORTANT STUFF**********

Primary Guest must be 26 or older to rent this property. Maximum occupancy is 4 persons at any time. All are welcome and safe at our rental, including LGBTQ+

We want guests to enjoy their stay, but please understand there must be no parties or group events!

***A RING DOORBELL WITH VIDEO & AUDIO RECORDING is located at the exterior entrance door. This is a self check-in Unit. The owner utilizes the camera to verify the check-in/out & rental compliance if needed. The Unit is also equipped with noise level monitoring technology, which does not record audio. ***

SMOKE FREE RENTAL: This is a smoking/vaping free vacation rental. Smoking/Vaping is not permitted inside the condo or on the grounds of the condo association.

SUPPLIES: Guest provides their own toiletries, paper products, laundry detergent. A starter roll of paper products and laundry detergent is provided.
